What makes you want to become involved with the project by listing our property?
You are not as well served by a listing and our firm would provide an auction instead. While Gordon's can and do list property, our unique experience gives us the perspective of knowing which method better suits the situation. In our experience, it is a clear choice. We wish to ensure you not only employ the best method to market this property, but that you get the most knowledgeable auction marketers in Canada working on your behalf. Auction is a much more transparent way to sell real estate. In a private MLS listing- the protocol ensures that no one making an offer can know what the other offers are. Civil House has been a newsworthy and very public project in which you wish to keep the momentum. You will capitalize on this better in an open bidding in which everyone is invited rather than a private listing in which only the quickest to find out about it are invited to make blind offers.
How do you propose to market the property, and promote the listing?
Gordon's Estate Services has had the pleasure of marketing real estate throughout Ontario, and in the course of that have sold many unique properties for unique sellers in unique situations. Part of our success has been in leveraging our full time in house marketing department to put together excellent paid and earned advertising and marketing campaigns. We are familiar with examining properties and sellers for the most interesting aspects, and writing and sending out relevant press releases where they are most likely to gain legitimate media coverage. This process involves follow up with media contacts with which we are completely familiar. Our company has had properties featured in news articles in the Star, Globe and Mail, Citizen, and Gazette as well as the Whig Standard, and Kingston This Week in addition to a host of magazines, and CBC radio and TV. There is of course no guarantee earned media can be obtained, but our ability in this area is second to none locally. In addition to earned media we would propose an aggressive paid print campaign as well as a variety of web links, ebay, craig's list, MLS.ca, as well our our own high traffic in house web site. Your property would be analyzed more fully by our marketing department prior to the launch of the campaign to ensure we were covering all areas. A reception at the house would probably be in order to celebrate the job you have done as well as introduce the finished project to the community. This is the beginning of what we would see happening for you.
What skills as an agent do you feel you can bring to this project?
Rather than individual agents, at Gordon's you get a team which includes many years of real estate brokerage but more importantly, includes many years of professional marketing where we are constantly looking for the best buyer (rather than the first buyer). Our company in the only one in Canada that enjoys three Certified Auctioneers Institute Graduates, two Accredited Auctioneers of Real Estate, and 50 years of selling real estate by auction. We teach the method throughout North America. Our principals include the only two Canadian instructors used by the American National Auctioneers Association to teach courses to their members.
What makes you want to work with us?
Your project is unique. You have taken an interesting approach to renovation and production involving as many press and public interactions as you could obtain. The climax of course for this project is the sale, and the bounce you get on to the next project. The momentum you generate through the marketing campaign may be every bit as valuable- perhaps far more valuable than the sale price;(although that of course is critical also). The private MLS listing of this property seems like a very anti climactic approach to the pinnacle event. Auction provides a transparent process in which wide marketing draws every buyer to the property on an equal footing where they engage in fair and open competition to drive price to its highest level. It's the stuff TV programs and feature articles are written about. We want you to have this method and we just plain like you. Why wouldn't we want to work with you?

You guys are doing a great job and thinking outside of the box. I run my business the same way. I do not do the typical list your house and put it on mls and wait, I market property differently.
How do you propose to market the property, and promote the listing?
I would love to show you, but I run hotlines and provide 24 7 information on property so I get 3 times the calls because people do not have to call me for info. I also offer to buy a property back if my clients are not happy with it. If you are thinking of buying another property after this to renovate I will sell it for free if you buy it from me.

I like to think I run the real estate office of the future.
